Up to the third quarter, prime yields on all real estate products in the various European markets have stabilized. With the expectation of further interest rate cuts, a reduction in financing costs is expected, which will compress prime yields in the long run, and will encourage a gradual increase in investment volumes during 2025.

 

Real estate investment in Spain has registered a transacted volume of 8,054 million euros during the first nine months of the year, an increase of 6% over the same period last year. During the third quarter, investment amounted to €2,539 million, reflecting a slight increase of 9% compared to the same quarter of 2023.

 

Living sector continues to lead real estate investment in Spain

 

The Living segment accounted for 31% of investment in the first 9 months of the year, with 2,484 million euros. This weight increased in the third quarter (39% of the total), accounting for a volume of 987 million euros. In second place is the hotel sector, whose investment amounted to 1,715 million euros, although it recorded a drop of 21% compared to 2023. The retail segment is in third place, with a growth of 72% and an accumulated investment of 1,337 million euros.
