In the first half of the year, even though marked by factors such as core and wage inflation, as well as political instability, there is upward investment activity. In addition, a further acceleration of economic activity is expected in the second half of the year, due to the recent reduction in interest rates made by the ECB and the growing investor interest.
Real estate investment in Spain during the first half of the year exceeded 5,500 million euros, which represents an increase of almost 4% compared to the same period of the previous year. Private investors continue to be the most active, accounting for 18% of the total. With regard to the origin of the investment, 57% of the capital invested comes from national investors, followed by English and American origin. In terms of investment destination, Madrid and Barcelona show a recovery, and concentrate almost 50% of investment (an increase of 6 p.p. compared to last year).
The Living sector: leader in real estate investment in Spain
The Living and Hotels segments accounted for 52% of the investment, with the former leading the total investment in Spain with nearly 1,500 million euros, representing 27% of the total volume, and with a special role in more alternative sectors (flex living or student residences) and the affordable segment. The hotel sector, for its part, remained in second position, with 25% reaching almost 1,400 million euros. While the Retail sector is gaining momentum and attracting a volume of close to 1,000 million euros, representing more than 20% of the total.
