In Q2 2021, the Tri-Valley R&D Flex market saw 46,581 sq. ft. of positive absorption. Majority of this absorption took place from a 37,000 sq. ft. lease in Pleasanton by DiaCarta. This absorption brought the overall R&D Flex vacancy down to 7.2% from 7.8% just a quarter ago.
The Tri-Valley market saw another increase in the average asking rent as it is now up to $1.73 NNN per sq. ft. per month.
