The main challenge was to complete all the works before the 30th of June, to ensure the opening in September for the new course.
British Council started the development of a new building in the courtyard of a 19th century palace in Madrid city centre.
After the bankrupt of the general contractor, British Council asked CBRE to develop an audit report to determine the status of the construction works, highlight the existing problems and estimate the cost to complete them. CBRE was then engaged to undertake and manage the remaining works, which were 40% of the total.
Project Management department tasks were: audit report development, construction and cost management.
CBRE provides British Council with construction management services, allocating a full time Site Management team monitoring and controlling the works, to ensure the handover on time and with the expected quality standards.
Due to the unforeseen works and the tight schedule an Open Book procurement route was selected, which allowed controlling the costs and saving tendering time.
