Latin American capital reaches record figures in Spanish real estate

Hotels and Retail are the main destination for investment.

In recent years, the Spanish real estate market has positioned itself as a destination for Latin American capital, with the hotel and retail sectors being the focus of investment. In the last six years, Latin American investment has exceeded 1,750 million euros, going from 22 million euros in 2019 to 523 million euros in 2024. This last year has been characterized as an exceptional period for Latin American investment in the Spanish real estate sector, reaching record figures and consolidating the presence of capital from this region. The year 2024 has been the year with the highest volume transacted, specifically 30% of the total since 2019.

The share of Latin American capital in total real estate investment in Spain has followed an upward trend, representing 3.7% in 2024. This percentage is the highest recorded to date, reflecting a notable increase in investment activity from Latin America.

The hotel sector is the most attractive for Latin American investors

The hotel sector has established itself as the most attractive for Latin American investors in the last five years, accumulating 709 million euros, which represents 40% of the total transacted. It is followed by the office sector with 550 million euros in the same period, thanks to the rebound of the last three years, the result of transactions of significant volume. In addition, since 2019, Retail has shown significant growth with investments of 321 million euros, and Living with 179 million euros.

Mexican investors lead the market, but Brazilians are growing rapidly

Mexico and Brazil lead as the main investors in the Spanish real estate sector, with cumulative investments of €1,003 million and €340 million, respectively, since 2019. Other countries such as Argentina and Venezuela have also had a significant, although smaller, participation; while Chile and Peru maintain a residual share of total volumes.

Investors focus on Madrid

Madrid is positioned as the main destination for Latin American investment, concentrating more than 60% of activity since 2019, and more than 75% in 2024. In total, 1,125 million euros have been invested in the Spanish capital in the last five years. Among other towns with transactional activity, the Balearic Islands and Andalusia stand out.

The combination of a favorable environment and the diversification of investment origins suggests that this capital flow will continue to strengthen in the coming years. The upward trend in investment and the clear preference for strategic sectors indicate that the Latin American presence in the Spanish real estate market will continue to grow in the coming years.
