A lead Architect will be the client’s single point of contact from inception to completion, and will manage the project, planning and coordination of the design processes, construction, handover and move management, in order to achieve client’s objectives on time and within budget.
The process includes:
Design management and supervision of construction. Due Diligence, scheduling, test fits, space planning, architectural and interior design, selection of furniture and installations and supervision of the construction.
Management of permits. Building permits, activity permits, and operating permits.
Two approaches to Project Delivery:
Turnkey Agreement: After developing the project design, CB Richard Ellis guarantees the client a fixed price and delivery timeframe.
Construction Management: After developing the project design the Client, advised by CBRE, signs the contracts with one or more contractors, who will then be responsible for cost and deadline requisites.
